FAQs

Gold River Homes FAQs

Q: What is a modular home?

A: A modular home is a traditional home that is constructed in sections inside a factory and transported to your site. The sections are then put together and the finishing work is completed.

Q: Can I design my own modular home?
A: Yes, all of our modular homes are custom designed to suit your family’s wants and needs.

Q: Can I get a modular home built from my plan?
A: Yes of course, Supreme Homes would be happy to build a home from your plans, whether you have blueprints, photos, or sketches. Our designers will work with you and your Gold River Homes consultant to design your dream home.

Q: Are modular homes difficult to finance or insure?
A: No, insurance companies and banking institutions have no distinctions between site built homes and modular homes. In fact, many financial institutions prefer the modular way of building due to the guaranteed price  – which means no cost overruns. The price you are quoted is the price you will pay.

Q: How much home can I afford and how much are the payments?
A: Our consultants at Gold River Homes are experienced with all aspects of new home financing and can provide you with all the best financing options available.

Q: How long does it take to build a modular home?
A: Depending on the complexity of your home, the build time is between 10 and 12 weeks.

Q: Can I save money by building a modular home?
A: Construction costs are less than they are for an on-site built home as Supreme Homes buys in bulk and passes these savings on to the home buyer. With a modular home your price is guaranteed with absolutely no cost overruns. The price is the price! Also your Supreme home is very energy efficient as all of our modular homes rate over 85 on the EnerGuide scale. Our mini homes rate over 83! This will substantially reduce your heating and cooling costs.

Q: How are modular homes built?
A: Our modular homes are built in sections or “modules” in a state of the art manufacturing facility in Tracadie, New Brunswick. The homes are built indoors under climate controlled conditions. Once finished in the factory, your home is delivered to your site and final touches are completed there.

Q: What is the difference between a modular home and a site built home?
A: As stated above, our modular homes are built in sections or “modules”. The homes are built entirely indoors under climate controlled conditions. Once finished in the manufacturing facility, your home is delivered to your site and final touches are completed there. A site built home is constructed completely on location, outside at the mercy of the elements.

Q: Is my new Supreme Home covered by warranty?
A: Yes, your new Supreme Home is covered by the manufacturer for 1-year and by a 10-year structural warranty provided by Lux Residential Warranty Program. It is backed by a quick and hassle-free service pledge.

Q: Is the price of my new home guaranteed?
A: Yes, there are no cost overruns with a Gold River modular home. The price you are quoted is the price that you pay for your home. Guaranteed.

Q: What type of homes are available from Gold River Homes?
A: Gold River Homes have many plans for our clients to pick from including bungalow, split entries, 2 stories, Cape Cod’s and cottages. We specialize in custom modular homes and can build a home to fit your lifestyle and design ideas.

Q: What are the restrictions on building a modular home?
There are few restrictions, if any, on building a modular home as all of our homes easily meet or exceed the national building code. The homes are inspected in the manufacturing facility and this speeds up or negates any on-site inspections.
